Move in Ready Maui?

Move in Ready Maui?

Before you move in, it is best to rid all the unnecessary items, make repairs, and schedule a deep cleaning for your Maui Property. Transitioning into a new home or condo is an exciting time. You’re probably daydreaming about photos, paint schemes, and new furniture. Before you get into the fun stuff, there are some basics you should cover, first.

Rid all unnecessary items

We often see the phrase “turnkey” or move in ready. With bringing a toothbrush and pair of sandals, most rental properties are sold entirely furnished, down to the pots & pans.  Saying this, you will need to do purging prior to settling in.  Rid all the duplicates. Due to the nightly guests or occupants, examine closely the integrity of appliances and fixtures.

Make repairs!

Again, with short term rentals, especially the back to back occupants, it’s difficult to inspect screens, unfastened doors, sagging furniture, grout repair & wood refinishing. Along with the home inspection report, walk through slowly taking notes to such.

Deep cleaning can be your best exchange.

Red dirt, especially in west Maui, builds up on lanai and covers windowsills.  The bathrooms, sinks, drains, and wet areas are always in need of scouring.  Refrigerator and Air Conditioning systems should be serviced during this period. Also, empty out the gutters and get the salt water off the screens / windows.

Personal Touch

After all the hard efforts, it now time to paint, add the new artwork, and install clean carpeting, which are rewarding & enjoyable.

Taking on a rental producing investment does require an owner to do more maintenance and upkeep, usually every 2-4 years. Deductions can be allocated for expenses made on this specific property.  Deducting expenses for certain materials, supplies, repairs, and maintenance,  these are allowed on your rental property. To keeps it in operable condition, please discuss with a CPA.  The revenue and depreciation help offset these costs but keep clear record of your accounting.

Feel free to contact Kaanapali Kimberly regarding the benefits of home ownership and the professional companies on Maui who will alleviate these stresses. Kimberly is equipped with preferred Licensed Contractors, Professional Cleaning Companies, and Management Teams.
