Although you are excited to get an Accepted Offer, whether purchasing or selling, there are important procedures that should not be skipped or overlooked. With an Inspection being a major Contingency, do you get a home inspection or a home warranty when purchasing a Maui property?
Depending on the State in which you reside, it could be customary for the Seller to purchase a Home Warranty for the Purchaser at Closing. In the state of Hawaii, we currently do not see this trending.
When purchasing a condo, most of the big ticket items are covered through the association such as the roof, exterior, and foundation. However, when proceeding forward with a home purchase, the owner or Buyer has to account for such repairs. Moving forward with a residential residence or home, it is relevant to have the property thoroughly examined.
J-1 of the Purchase Contract on page 7 of 14, the Buyer has an opportunity to perform a general inspection of property. The examination can be either a personal or professional review.
The contingency period is usually 14-21 days. Why so long? Due to most residences being an investment or second home, it is often challenging with guests occupying the property to get access. Depending on the check in and outs, it behooves you to schedule an appointment with a Home Inspection Company at least a week in advance. Gaining access is often challenging and it best to have more time available.

Spa Inspections (Pool and Jacuzzi) is a separate inspection and will not be included in the Home Inspection Report or cost of service. Please contact a spa inspector for additional information regarding this type of inspection and related expenses of the Spa Inspection .
